Money Matters from the Word

|
“Tell those who are rich in this world not to be proud and not to trust in their money, which will soon be gone. But their trust should be in the living God, who richly gives us all we need for our enjoyment.”

What the subprime hoopla means to you
|
|
Just a few years ago, everything seemed to be rosy in the world of real estate. Rates were amazingly low, and mortgages were amazingly easy to get. But with interest rates rising, some lenders who specialized in “subprime” loans are finding that their customers can't make their payments. What does this mean for you?
If you are shopping for a mortgage, you may find the requirements a bit more stringent than they have been in the past. You will need to prove that your income is adequate to cover the mortgage payment plus taxes and insurance.
If you are hoping to use an equity loan for your entire down payment, you may need to save your money instead. Unless your credit score is quite high, the popular 80/20 mortgages that require no out-of-pocket cash will be harder to get.
If you already have a mortgage, this might be a great time to refinance. Rates just dropped, and you can safeguard your monthly budget by locking in a fixed rate. Contact our Real Estate Loan Department to compare your options. We can run the numbers for you on various mortgage plans and recommend a loan that will fit your particular situation.

If you have missed mortgage payments or think you will miss future payments, you may find yourself in danger of foreclosure. It’s important to understand, however, that lenders do not want to "repossess" your home - they are much more interested in seeing that payments are made each month as agreed in the mortgage terms. As a general rule, lenders only begin the foreclosure process when all else fails.
Therefore, the best way to avoid foreclosure (besides making all your payments) is to address the issue as soon as it occurs and to keep the lender informed at all times.
